These Terms & Conditions govern all bookings and stays at Amber Properties Inc Ltd(“the Property”).
By booking with us directly or via third-party platforms (Booking.com, Airbnb), guests agree to comply with these Terms.

2. Booking & Payment
Reservations can be made directly with us or through approved platforms.
A valid payment method is required to secure a booking.
Direct bookings may offer preferential rates compared to third-party platforms.
Full payment or deposit requirements will be communicated at the time of booking.
3. Check-In & Check-Out
Standard check-in time: 3:00 PM.
Standard check-out time: 11:00 AM.
Early check-in or late check-out may be available upon request and subject to additional charges.
Guests must provide valid identification upon arrival.
4. Cancellation & Refunds
Cancellation policies vary depending on the booking channel and rate selected.
Direct bookings may offer more flexible cancellation terms.
Refunds, if applicable, will be processed according to the stated cancellation policy.
5. Guest Responsibilities
Guests must treat the Property with respect and maintain cleanliness.
Smoking is strictly prohibited inside the apartments.
Pets are not permitted unless explicitly agreed in writing.
Guests are responsible for any damage caused during their stay and may be charged accordingly.
Noise levels must be kept to a minimum to respect other residents and neighbours.
6. Liability
Amber Properties Inc Ltdis not liable for loss, theft, or damage to guests’ personal belongings.
Guests are advised to arrange appropriate travel insurance.
The Property is not responsible for disruptions caused by external factors (e.g., construction, public events, transport delays).
7. Safety & Security
Guests must comply with all safety instructions provided.
Fire exits and emergency procedures must be observed at all times.
Any suspicious activity should be reported immediately to management.
8. Use of Facilities
Facilities provided are for registered guests only.
Misuse of property amenities may result in termination of stay without refund.
Internet access is provided for personal use only; illegal online activity is prohibited.
9. Governing Law
These Terms & Conditions are governed by the laws of the United Kingdom.
Any disputes shall be subject to the exclusive jurisdiction of UK courts.
